Q.Is a tenant liable or responsible for any repairs?

A.By law, the landlord must maintain and repair the rental unit as needed to ensure it remains in a livable condition as noted in the question above.

The tenant is required by law to take reasonable care of the rental unit and the common areas. If damage to the unit or the common area results as a consequence of the tenant's (including the tenant's family, guests and pets) neglect or abuse, the tenant is responsible for the repair of such damage.

Less serious repairs not affecting the habitability of a rental unit are typically no one's responsibility unless a clause in the rental agreement state's otherwise.
