Q.Who should make repairs in my apartment?

A.If you, your family, friend, or guest caused the damage you should complete the repair unless instructed not to by your lease or landlord. If you did not cause the damage, the landlord is probably responsible for the repairs.

If you haven’t moved in, but feel some repairs are needed, you and a friend should walk through the apartment or house with the landlord and request any needed repairs. Your friend can be a witness if you and the landlord later disagree on any promised repairs. If the repairs are not made by the agreed-upon date, mail a reminder and keep a copy.

Make sure you take pictures both before you move in (especially of any problems) and just before you move out (showing the pristine condition in which you left the premises). Have the photos developed immediately and save the receipt so you can prove when the photographs were taken. These photos will be very useful later if the landlord attempts to withhold your security deposit.
