Q.When is a 3-Day Notice sufficient?

A.A written 3-Day Notice may be served on a tenant if the tenant:

  1. Failed to pay rent;


  2. Violated any provision of the lease or rental agreement;


  3. Damaged the rental property;


  4. Substantially interfered with another tenant's right to quiet enjoyment; or


  5. Used the rental property for an unlawful purpose.


Whenever a tenant is served a 3-Day notice, the tenant is given the opportunity to correct the problem stated in the 3-Day notice to avoid being evicted. Of course as the notice implies, the tenant must correct the problem within 3 days.
