Q.What happens when my lease expires?

A.Read your lease carefully. It may say what you must do, if anything. Typically, most leases either provide for an "automatic renewal" for the same period of time as the original agreement, or that you automatically become a month-to-month tenant.

If your lease merely states an end date, but your landlord accepts a rent payment after that end date, you will be deemed a month-to-month tenant. You should be aware, however, that in California an automatic-renewal clause is invalid unless it is in bold type and at least 10-point font size.
