Q.What is a joint tenancy with the right to survivorship?

A.Property owned by two or more individuals in equal shares denoted with the words "… Joint Tenancy with the right to survivorship." Each joint tenant has an undivided right to possession of the whole property and a proportionate right of equal ownership interest with the other joint tenants. When one joint tenant dies, his/her interest automatically transfer to the surviving joint tenant(s) by law. However, a joint tenant can transfer his or her interest to another before death. If this happens the surviving joint tenants may hold the property with the transferee as a tenant in common.
