Q.Can the escrow officer explain my loan documents?

A.No. Remember the escrow officer is a neutral third party whose duty is to follow the joint instructions of the buyer and seller and the instructions of the buyer's lender. Although the buyer's lender will forward the loan documents to the escrow officer, the escrow officer's duty is merely to follow the lender's instructions. If the buyer has questions regarding the loan documentation, the buyer should either consult with a local real estate attorney to obtain an independent opinion.
