Q.What happens if a homeowners' meeting is held without proper notice?

A.When a homeowners' meeting is held without proper notice, the decisions therein made will be valid if: (1) a quorum was present (enough homeowners were present to allow decisions to be made at a properly noticed meeting under the bylaws), (2) at the beginning of the homeowners meeting none of the homeowners objected to the improper notice, and (3) every homeowner who did not attend the homeowners meeting thereafter signs either a waiver of notice, or an approval of the meeting minutes.
